INVESTMENT STRATEGY
NCI seeks to define, recognise and release opportunities, and consequently capital appreciation and profit, through intensive and pro-active asset management.
The buildings are intensively worked through the execution of predetermined asset management strategies, which incorporate the following; lease extensions, new lettings, surrender premiums, space reconfigurations, tenure splits, refurbishments, change of use, developments, redevelopments and debt re-gearing.
The objective is to create modern well maintained and well managed premises at competitive market rents producing attractive investor returns and desirable business space for tenants. NCI listens to the demands and requirements of its customers, the Tenants, whilst constantly keeping abreast of developments in the market place.
The company views this intensive and pro-active approach to be vital in successful property asset management. NCI gains an in-depth knowledge of each property through extensive research. Knowledge of the physical attributes and financial profile of the buildings, the local and regional property market, the competition and the tenants are critical to the success of each individual asset.
The majority of the assets within client portfolios are multi-let regional properties. This provides versatility for the Landlord and flexibility for the Tenants. Regional properties offer significantly more attractive yields despite the fact that they are often let to Tenants that are well established in the national business environment.
